I booked twice here. Each time I go out in Leeds. I am allowed to have friends over being that they don't disturb other guests and respecting limitations of one's booking. It's nice to know I'm allowed to have friends over to catch up before heading out. I of course, don't allow them to stay the night unless i already bought a room with the same capacity. The bedrooms are soo homely and the price for what you get is so good. There's plentyful of storage, warm carpet, soft bedss, towels, soaps, TV, kettle and tea bags and parking included. All my friends agreed that the water pressure for the shower is insane. The rooms are spacious. I like that we get to pay at the desk it makes splitting the bills easier for all of us but knowing our room is secured. Lastly for families with children or pets there's a park across from the street. The staff have been nice and not judgmental and the place is discrete and secure. Can't beat the price for what you get.

This is a cheap and cheerful option for Leeds so I've rated it as such. It's not claiming to be a 5* hotel and if you choose a shared bathroom option then obviously you have to share🤦🏽‍♀️ The whole hotel is very clean and the shared bathroom was washed and tidied each night. The bed was clean and everything was very nice. High ceilings, fresh air, nice view of trees. There's a shared fridge and microwave downstairs with a couple of sofas and a tables to eat. It's a nice extra to have so you can have a breakfast in the morning if you bring your milk and cereal. The hotel itself is in an improving state: many things need refurbishing or to be built! But take it for what it is: a clean place to stay, quiet and an easy journey into Leeds centre. Ubers are plentiful and are about £6-£8 each way into town.

Helpful, friendly staff. Nothing was too much trouble for the receptionist. Although it backfired on her. She thought she was doing me a favour by changing my single room on the first floor to one on the ground. This was after I struggled with the outside flight of steps up to the door. Unfortunately, the sockets weren’t working in the room hence no tele and unable to charge phone and IPad. Couldn’t even boil the kettle. Then when I wanted to leave the room the lock wouldn’t open from the inside. Having said all this, when I was moved to the room I should have originally been in, everything was perfect. Bigger en-suite, seemed better laid out making it larger. Comfortable bed.

The person who greeted us was pleasant, helpful, offered to help with our bags. Showed us to the room. Told us what to do when checking out as we were checking out at 4am to catch a flight. The room we had on the top floor was more than adequate. There were of 4 us and the beds were good, clean and comfortable. The bathroom was was very clean with complimentary toiletries. We had a kettle with complimentary tea, coffee biscuits. It was perfect for us as a family.

- Communal showers were clean and the water pressure was so good! (Better than at home!) - Staff were friendly and explained all necessary policies/procedures. - Great location. Only 25 minutes walk from First Direct Arena which was fantastic. - Great price! You’re not going to get much cheaper in Leeds. Well worth it! (And there’s a kettle in the room, fantastic!)
